Personalised rental advice!
Before putting a property up for rent, we will come down to visit the property to sit down together to discuss the possibilities for renting the place out. We will advise you on a feasible amount for rent and about any changes which may have to be implemented in order to be able to quickly rent out the property. Our agent will take pictures of the property him/herself or, alternatively, enlist a photographer to use the pictures for professional online presentations for the property. Given the specific nature of the websites, you can safely assume that the responses to the listing will virtually exclusively be from serious potential tenants.
Besides private individuals, another very important group of tenants are expats and professionals. We collaborate with many multinationals, companies and government agencies to be able to provide their employees with suitable housing (typically furnished and/or with wall-to-wall flooring and curtains).
Tenants
We will select and screen suitable candidates for your rental property. Rotsvast will only mediate for tenants who:
- Provide information about their personal background;
- Are financially stable enough to be able to pay the monthly rent.
We will schedule a viewing for candidates. If a candidate decides that he/she wants to rent your property, we can, if desired, draw up a rental agreement. An inspection report will be compiled on the move-in date.
Our service package
Our service package consists of a number of different activities aimed at fulfilling your specific wishes as the landlord.
- Consultancy, in the short-term and long-term;
- Providing information on legal and financial possibilities;
- Advertising (internet, mailings, partnerships);
- Inspection of the property (inspection report incl. photos compiled upon move-in);
- Tenant selection (selection, screening and matching of tenants);
- Collection of initial payments (deposit + 1st month’s rent);
- Provide assistance in negotiations and in documenting agreements;
- Also offer property management services (compensation to be negotiated), possibly including rental guarantee.
Is your property up for sale?
We are also able to help you in the event that you have a property up for sale but you have had little luck finding a buyer. We can “temporarily” rent out the property to a tenant, with a clause in the agreement stipulating that the agreement can be dissolved in the event that a buyer is found. This is in compliance with the Dutch Leegstandswet (vacant housing act).
Prior to signing of the rental agreement, Rotsvast will ask the landlord to present a copy of his/her passport or ownership documents. Rotsvast takes these measures in order to ensure that you, the owner, do not run into problems.
